Job Description Job Description Job Summary: The Service
Technician III is responsible for performing maintenance and repair
tasks on TBD properties, ensuring they are in excellent condition
and meet the highest quality standards. The technician will respond
to service requests, troubleshoot issues, and perform necessary
repairs to maintain resident satisfaction and uphold the company's
reputation for excellent service. Duties/Responsibilities:
Preventative Maintenance: Conduct scheduled quarterly and seasonal
preventative maintenance. HVAC system check and filter replacement
- Quarterly. Change out smoke detector batteries – Quarterly.
Irrigation settings – Seasonal Repairs and Troubleshooting: Respond
promptly to service requests from residents and address reported
issues efficiently, Diagnose and repair minor and major maintenance
issues. The technician will notify the TBD Service Coordinators
immediately if they cannot make the repair or need material to do
so. Make Ready: Complete necessary scheduled move out inspections
and move in orientations. Ensure homes are ready for the market by
meeting TBD quality expectations, within the budget and allowed
time. Emergency Response: Available when scheduled for emergency
maintenance calls during work hours or after hours. Provide
immediate response to urgent situations, such as water leaks, power
outages or HVAC failures. Documentation and Reporting: Maintain
accurate records of all the maintenance and repair activities,
including work orders, materials used, and hours worked. Provide
detailed reporting to the TBD Coordinators on completed tasks and
outstanding issues. Resident Communication: Interact with residents
in a professional and courteous manner, addressing their concerns
and ensuring their satisfaction with the service provided.
Providing a high level of customer service, seeking proactive ways
to support our residents and onsite team members. Safety and SOP
Compliance: Adhere to all safety and SOP protocols and guidelines
to insure a secure work environment. Inventory management: Monitor
and request necessary supplies, tools, and equipment for
maintenance and repair tasks. Ensure that the inventory is well
maintained and organized. Collaboration: Work closely with other
departments to coordinate maintenance activities and ensure smooth
operations. The above listing represents the general duties

necessary. Qualifications: High School Diploma or equivalent.
Strong background in residential construction and remodeling in
multiple trades. Must have a valid driver's license, valid
insurance, and reliable work transportation. Experience with
drywall and texturing, paint, and basic mechanicals (but not
limited to): HVAC, electrical, plumbing, appliances, water
irrigation systems, stairs, gates, fences, patios, railings,
roofing/ceiling leaks, Interior/exterior lights and fans, flooring,
doors, cabinets, windows, sliding glass doors and locks.
Knowledgeable of codes, municipal by-laws, inspection, estimating,
and planning Working knowledge of Microsoft Office and high level
of proficiency with handheld smart device (iPad, etc.) Type II or
Universal E.P.A. certification required. General knowledge and
experience of reading, writing, and evaluating project
specifications and technical scopes of work. Essential Functions:
Typical work schedule, Monday through Friday, and after hours as
requested. Ability to access, input, and retrieve information from
a computer and/or electronic device. Ability to sit or stand for
long periods of time. Ability to move around work environment
including stairs and construction sites. Lift or move items up to
25 pounds or team lift up to 50 pounds. Valid Texas Driver's
License. Maintain at least minimum car insurance required by Texas
law. Ability to communicate effectively through written and verbal
