visual brand presence. Job Description POSITION OVERVIEW Public
Storage is seeking an experienced Sr Dir, Wireless Infrastructure &
Business Development to lead the strategic development and
execution of our wireless infrastructure business across 3,200
locations nationwide, including management of 700 existing cell
leases generating $27M in annual revenue. This role requires a
seasoned telecommunications professional with deep carrier
relationships, proven negotiation expertise, and the leadership
capability to expand our wireless portfolio. The ideal candidate
will serve as the primary liaison between Public Storage and major
wireless carriers, driving new business development while
maximizing revenue from our existing cellular infrastructure
assets. KEY RESPONSIBILITIES Business Development & Carrier
Relations Cultivate and maintain strategic relationships with
top-tier wireless carriers (Verizon, T-Mobile, AT&T, DISH
Wireless) on national and regional levels Proactively market Public
Storage properties to carriers and tower operators (Crown Castle,
American Tower, SBA Communications) to maximize leasing
opportunities Identify and pursue new build opportunities through
industry contacts, market research, cold calling, targeted
meetings, and professional presentations Leverage existing
carrier/tenant relationships to expand awareness of the Public
Storage portfolio as premier wireless infrastructure sites Lease
Negotiation & Revenue Management Lead negotiation of new leases and
renewals to maximize cellular revenue generation Oversee the
complete leasing lifecycle from initial application through lease
execution and closeout Coordinate lease documentation and approval
processes with internal stakeholders and lease administration
Secure renewals and amendments on existing agreements, managing the
approval workflow through senior leadership Operational Leadership
& Reporting Provide weekly status reports on active leasing
transactions and wireless build-out progress for executed
agreements Prepare and deliver monthly revenue forecasts and
pipeline analysis Monitor and communicate key performance metrics
using established tracking tools and reporting systems Coordinate
internal cross-functional meetings to maintain project momentum and
resolve operational issues proactively Team Management &
Collaboration Manage and mentor the Wireless Senior Leasing Manager
and Cell Lease Administrator Ensure efficient paperwork flow and
consistent revenue generation across all projects Communicate
effectively with all levels of management, from site operations to
executive leadership Work collaboratively with vendors, carriers,
and internal teams on amendments, agreements, and project execution
Strategic Intelligence & Site Acquisition Gather and analyze
industry intelligence to inform pricing strategies, acquisition
decisions, and business forecasts Perform or coordinate initial
site acquisition activities for new build opportunities Attend
development meetings to identify customer requirements and resolve
potential issues Provide data-driven insights to support
company-wide decision-making on wireless initiatives Travel & Field
Engagement Travel as required to maintain carrier relationships,
conduct site visits, and support business development activities
Qualifications REQUIREMENTS Bachelor's degree preferred; equivalent
combination of education and relevant experience will be considered
Minimum 10 years of experience in the telecommunications/cellular
industry, preferred Established book of carrier and tenant contacts
across major wireless providers, preferred Proven track record
managing large-scale wireless lease portfolios ($20M revenue
preferred) Demonstrated experience working directly with all major
U.S. wireless carriers (Verizon, T-Mobile, AT&T, DISH Wireless)
Deep understanding of cell tower operations, wireless
infrastructure, and carrier deployment strategies Active
relationships with decision-makers at major carriers and tower
companies (Crown Castle, American Tower, SBA Communications)
Expert-level negotiation skills with demonstrated ability to
maximize lease revenue and secure favorable terms Strong business
development acumen with proven ability to identify and close new
opportunities Excellent written and verbal communication skills
across all organizational levels Proficiency in financial
forecasting, pipeline management, and performance metrics Strategic
thinker with tactical execution capabilities Experienced people
manager capable of leading, developing, and expanding a
high-performing team Ability to coordinate cross-functional
initiatives and drive projects to completion Strong problem-solving
skills with proactive issue resolution approach Willingness to
